The clubhouse is at the center of the Village’s activities. It comprises of a lounge, dining room, library, hair salon and clinic, as well as administrative offices. The lounge offers a welcoming place for village residents to meet and relax. We have an onsite library that is open daily and run by the residents on a volunteer basis. Apart from a good range of books, a wide selection of magazines and puzzles are also available.
All the apartments have fully fitted kitchens but if you would like to lunch in style you have the option. A daily midday meal is provided in the dining room, residents also have the option of take-aways, a menu is provided in advance.
The Village employs a fully qualified nursing sister, who is on duty Monday to Friday. A clinic service is available to all residents which can include monitoring of medication, checking blood pressure and attending to minor wounds and dressings. All residents have emergency call buttons with immediate 24 Hour response by security and access to accredited external ambulance services. Within the estate, Assisted Living and Frail Care is available from Nazareth House should you require more specialised care in your later years.
Security is a key consideration in the Village. Positioned within a gated and access-controlled property, a guard house controls all visitors who enter the Village 24 hours a day. The estate is fully enclosed with electric fencing and patrolled regularly by on-site security guards who are linked to a control room that provides emergency response services.

Larmenier Village Pretoria consists of 50 units. These are available in one, two, three, or four-bedroom options. These layouts are designed similarly and spread throughout the Village. All units have remoted controlled private lock up garages and allocated secure parking. There is a choice of single or double story units to choose from. Double storey units have an additional loft area that can be used as a study or additional guest room.

Larmeneir Villages Pretoria is built with the option of lower and upper floor units. The living area and layouts of the one, two, and three-bedroom units remain, with the main difference being the location of the allocated garage, a balcony versus a veranda, and the absence of a garden.

a Life Right
Understanding your investment.
A Life Right is a secure legal agreement that grants you and your partner the right to occupy your home for life. It is governed by the Housing Development Schemes for Retired Persons Act (Act 65 of 1988), which provides robust legal protection for residents and clear regulations for operations for the Management Association.
Key Benefits:
Security of Tenure – Legal Protections under the HDSRPA
o You have the legal right to remain in your home for as long as you live independently, or until you voluntarily terminate your agreement, this tenure cannot be transferred or sold, and the Life Right does not form part of your estate as an asset.
No Transfer Duties, Bond Costs, or VAT
o You have acquired a right of occupation, not ownership of property, there is:
o No transfer duty;
o No bond registration fees;
o No VAT payable.’
o This ensures your capital is used directly toward securing your lifestyle without hidden transactional costs
Guaranteed Refund on Exit
o Upon the lawful termination of your agreement, whether due to death or early exit 75% of your original capital contribution is contractually refundable to you or your estate. This guarantee is detailed in your Memorandum of Agreement with the Victoire Larmenier Foundation (VLF) and reflects a safeguarded financial commitment.
Social Investment with Purpose
o The remaining 25% of your contribution is retained by the VLF and applied directly to fund the supports the foundations charitable objectives and the Missions of the Sisters of Nazareth.
o As a registered Public Benefit Organisation (PBO), the VLF uses these funds to sustain the charitable mission of the Congregation of the Sisters of Nazareth in accordance with the Income Tax Act
Levies
and Costs.

All Life Right holders are automatically members of the Larmenier Village Management Association (LVMA), the body responsible for managing the day-to-day affairs of the scheme. In accordance with national legislation:
o The LVMA is responsible for preparing and adopting the annual operating budget.
o Members receive regular financial reporting on LVMA financial position and may request access to village financial records at any time from the LVMA via the office.
o A Management Committee—elected by residents—meets monthly to oversee estate operations and ensure accountability.
Levy Governance
o It’s the responsibility of the Association to collect Levies that will adequately meet the actual cost of running and maintaining the scheme.
o Any increase in levies must be approved at a properly constituted general meeting of the LVMA.
o Prudent financial management, including long-term reserve planning, helps reduce the need for special levies.

o Building insurance (excluding personal contents).
o Exterior maintenance of homes, including roofs, gutters, and facades.

Waiting List
& Application
Putting your name down.
New applications to Larmenier Villages are placed on a waiting list. The waiting list is administered on a strict date of application basis, and no influence to the contrary will be entertained. New applicants will need to pay a R1000-00 admin deposit which is credited to their account once they take occupation. This deposit is non-refundable if you choose not to take occupation.
Larmenier Retirement Village offers independent living within an active community. As a result, in maintaining a waiting list, social and medical criteria need to be taken into consideration. New applicants are encouraged to be young and fit enough to ensure that they enjoy the wonders that the Village has to offer.
